Some of the Things we will do for You.

  • We will do what we say we will, when we said we would.
  • We will listen to your needs and priorities, we will deliver, we welcome and encourage open communication and firmly believe the closer we are to you the more we understand your needs.
  • We will welcome suggestions on how we can improve our service to you.
  • We will return your calls on the same day and within 4 hours if possible.
  • We will disburse your rent money to you as soon as it is available.
  • We will check arrears reports daily and advise you immediately if your tenants are in arrears.
  • We will carry out maintenance promptly using quality, appropriately insured contractors at a reasonable cost.
  • We will proactively assess rents at or above the market rent where due and you are most welcome to attend.
  • We will present your property in the best possible light using professional photographs and detailed text, when actively marketing it for rent in order to lessen the amount of time your property is vacant and not providing a return to you.
  • We will carry out scheduled inspections when they are due.
  • We will call you and report verbally on all inspections within 24 hours.
  • We will prepare an original inspection  report,including photographs  after each inspection and send it to you within 2 weeks.
  • At the beginning of your agreement with us we will schedule routine inspections for the next twelve so that you can attend an inspection if you wish.
  • We will assess your rental property and put forward a suggested ongoing maintenance schedule designed to maintain the standard of your asset and reduce your long term expenses.
  • The only fees you will ever be charged is the flat management and rent collection fee plus a letting fee when a new tenant is found.
  • We will maintain open dialogue with your tenants and keep them as happy a possible.

 

The Things We Will not Do to You.

  • We will not tell you we will do a list of things and then forget about them as soon as we put the phone down.
  • We will not avoid your calls for any reason.
  • We will not carry out any maintenance without your knowledge unless it is an emergency and we cannot contact you.
  • We will not hide a rental arrears situation from you until it is too late, in the hope that your tenants will catch up and you never needed to know.
  • We will not arbitrarily apply a $5 or $10 dollar rent increase at the end of each term because we don’t know any better.
  • We will not cancel inspections because we are too busy or too lazy.
  • We will not regurgitate the previous inspection report and just change the date, nor will we use a “tick and flick” format.
  • We will not forget to carry out inspections and then hope that you don’t notice.
  • We will not charge you for end of month statements.
  • We will not charge you for End of Financial year statements.
  • We will not charge you administration or postage and petty fees.
  • We will not charge you a fee to renew a lease.
  • We will not treat your tenants as though they are irritating or unimportant, we want them to be happy where they live and stay as long as possible.
